CRTKL与跻身中国房地产50强企业榜单的泰禾集团携手合作,打造了由两栋21层甲级写字楼、一栋18层乙级写字楼和一栋三层露天购物中心组成的北京泰禾长安中心。该项目获美国绿色建筑委员会颁发的LEED金级认证,北京商业地产“金路标大奖”。

CRTKL’s international design team worked with Tahoe Group, one of the top fifty real estate companies in China, to develop a pair of 21-story Class A office towers, one 18-story Class B office tower and an open air three-level shopping center. Awarded LEED Gold status by US Green Building Council, and the Beijing Commercial Real Estate “Golden Road Standard Award”, Tahoe Chang'An Center takes the office park concept to a new level.

本案位于京西长安街新兴商务区的中心地带,所在的石景山银河商务区也是该区域内最发达的地段,区政府和多家知名行业龙头企业均坐落于此。其高端设施可充分满足消费者和顶级企业租户的需求。项目整合历史和文化因素,使设计与城市肌理完美融合,与周边环境形成良好的共生关系是项目的一大目标。另一方面,独特的建筑特色也为商户传达了具有前瞻性的企业形象。该项目交通便利,配备屋顶绿地和办公别墅,视野开阔。其定位为高端精品商业地产项目,旨在用世界级的商务办公标准填补京西市场空白。

Located in the heart of Chang’An’s business district in west Beijing. The Shijingshan Galaxy Business District, where the project is located, is the most well-developed area in the region, consisting of the district government and well-known industry-leading enterprises. The center’s high-end amenities accommodate discerning consumers and top-tier corporate tenants. Integrating historical and cultural factors to harmoniously integrated the design into the urban fabric and form a good symbiotic relationship with the surrounding is a goal. On the other hand, the unique architectural character also conveys the forward-thinking corporate image for the business tenants. The development also boasts easy access to public transit, rooftop green space and office villas with impressive views. Positioned as a high-end boutique commercial real estate project, it aimed to fill the market gap with its world-class business office standards.

项目占地面积2.1万平方米,总建筑面积超过18万平方米。其中,办公空间面积为6.7万平方米,高端零售空间面积为3.1万平方米。项目建成后,重塑了长安街作为商业地标的形象,成为石景山区的商业地产标杆项目。

The project covers a site area of 21,000 SM, with a total construction area of more than 180,000 SM, with 67,000 SM of office space and 31,000 SM of luxury experiential retail. It has reshaped the image of Chang’An Avenue as a commercial landmark and became a benchmark project for commercial real estate in the region.

Massing Concept


从总体规划到建设阶段,设计团队始终遵循CRTKL的“性能驱动设计(PDD)”原则,旨在对社会、经济和环境等方面带来积极影响。首先,总体规划使零售街道的临街空间实现最大化,并利用现有的流通模式来定位入口点。其次,该场地具有良好的景观优势,为了优化面向河景和山景的连廊景观视野,消除视觉障碍,设计团队将办公楼设置在场地的远端,并在平面上进行偏移,在露天购物中心打造出更和谐的街景和人文景观。此外,零售平台沿着L形场地形成一条内街,通过一系列开放空间将内街与外街连接起来,巧妙地借助场地高差,增强人流的活动连续性。

The design team employed CRTKL’s “performance-driven design” principles from the master planning to architecture, for social, economic, and environmental impact. First, the master planning maximized retail street frontages and tapped into the existing circulation patterns to locate the entry points. In addition, the site offers great scenic advantage and visibility. To clear the view corridors to the river and mountains, and avoid visual blockage from one another, the design team placed the office towers at far ends of the site, and offset in plan, leaving a more sympathetic street edge and humanistic scale in the open-air shopping center. Furthermore, the retail podium forms an inner street along the L-shape site and connects the inner street with the outside through a series of open spaces. At the same time, subtly absorbs the height difference of the site and enhance the continuity of the foot traffic.

该项目提供了一系列超5A级智能化办公空间。顶部是企业总部的三层高空间,平台屋顶为创意办公空间、高层办公别墅和会议室。大厅层高15.5米,采用双大厅设计,办公区域入口直通屋顶花园,同时最大限度地增加了地面零售空间。典型的无柱式办公空间层高4.35米,是市政法规变更前最后批准的结构之一。办公塔楼对面为乙级写字楼,与侧旁的商业综合体形成互补。

The project provides a range of super-5A smart office spaces, with triple-high space in the top for headquarters, as well as creative office, office villas and meeting rooms in the podium roof. A 15.5M high double lobby design elevates the office entry experience to the upper ground on the roof garden and maximizes the retail space on the ground. The typical column-free office is 4.35M in height, one of the last approved features before the municipal code changed. A class B tower sits in the opposite end and shares the cooperation with the neighboring commercial complex.

虽然该项目的最高高度仅为100米,却凭借其独特的建筑设计风格成为了当地的地标性项目。其设计灵感来自于石景山区的名称,寓意为“风景美丽的石山”。石拱形双子塔建筑成为长安街上的城市门户,办公中心位于横跨零售裙楼的天桥部分。两座塔楼前后错落排列,避免遮挡视线,最大限度地扩大了零售区域的临街空间。

Although capped at 100M in height, the project gains its landmark status by its iconic architecture, inspired by the name of the mountain cradling the Shijingshan district, “scenic rock mountain”. The rock-arch like twin towers form an urban gateway on Chang’An Avenue, with its office hub in the sky bridge arching over the vibrant retail podium. By setting back one of the towers, it avoided visual blockage and maximized the street frontage for the retail.

The massing of the office towers is multi-faceted to enhance the proportion and create a sense of volume. Highly detailed decorative metal fins adorn the main façade as shading devices and offset vertically to create a sense of three-dimensional quality. The red and white accents of the fins compliment the twisting profile.

In contrast to the transparent towers, the retail façade expresses mass and solidity. Bright orange trapezoidal metal cladding shimmers in the sun, symbolically carved by erosion like sculptural rock form, with crystal-like windows popping out at prime areas. The podium rooftop is outfitted with key amenities such as gardens, office villas and meeting rooms, to implement the vertical continuity of the landscape.

The office towers at both ends of the street corners rise above the shopping mall, providing easy access from the critical mass of office users. Visually accessible escalators in the linear atrium transport visitors to the upper shops and gardens.

One of the strategies for successful retail planning is the design of double ground floor. To increase the value of the underground shops, visual connection is established with the upper floors through the sunken plazas. Marketing and cultural events in the central plaza also draw people to the heart of the project. A group of specialty stores gathered in a dynamic glass mass, function as anchors in the shopping center, replacing the traditional department stores in mall. On the second floor, a bridge connects both sides of the retail street together, making the inner street richer and more interesting in space.

该项目凭借其在场地、水资源利用、材料、节能以及创新等许多方面的可持续性获得LEED金级认证。

The project earned LEED Gold certification due to its many sustainable aspects, from site, water, materials, energy conservation to innovation credits, etc.


总体而言,北京泰禾长安中心在商业上的成功彰显了它的影响力。同时,该项目也体现了CRTKL的愿景(people, planet, positive design),即通过有助于改善人们工作和生活,有助于保护环境的良好设计,在该地区创建一个集办公、购物、餐饮等功能于一体的国际级地标性项目。该项目不仅为长安街的天际线增添了优雅的一笔,也提升了石景山区的形象和价值。可以说这是一个非常注重绿色生态的可持续项目,有助于构建充满活力且极具前瞻性的商业办公环境,并减少对地球环境的影响。

Overall, the project’s business success proves its impact. It also demonstrates CRTKL’s vision to enhance people, planet, positive design by creating an international class landmark address in the district for people to work, shop and dine. Not only did it portray a dramatic skyline on Chang’An Avenue, but it also elevated the image and value of the district. Lastly it is a sustainable project that focuses on green ecology, in a vibrant and forward-looking business office environment, that reduces its impact on the planet.

Since joining the Los Angeles office in 1994, Grace has been a lead designer. She has close to 30 years of design experience with an expertise in large scale commercial mixed-use projects, from master planning to architecture and interiors. She has a diverse global portfolio, including waterfront developments, urban renewal, shopping centers, hotels, offices, corporate campuses and headquarters, as well as cultural institutions and museums. Her design is notable for its iconic contemporary motifs that acknowledge both context and culture. Grace’s unique skill set has led to numerous industry and design awards. Some of her renowned projects include City Crossing-MixC/Grand Hyatt/China Resources Tower in Shenzhen and Hefei, the AVIC Center Shenzhen, the W Beijing, Joy City/COFCO Plaza in Tianjin and Chengdu, Kaohsiung Dream Mall and the Shanghai Science and Technology Museum.
